--- Prepare operating budgets and work strategically with property management and facilities to implement organizational and property-specific changes to improve operational efficiency.
--- Collaborate with property management to oversee the lease-up of new construction assets and the turnover of units in the existing portfolio.
--- Manage relationships with funding agencies and lenders, ensuring initial and ongoing tax credit compliance according to projects' regulatory agreements.
--- Review reports and identify opportunities to reduce costs, such as through refinancing and capital improvement grants.
--- Maintain regular contact with, and obtain reports from, property management and accounting to assess performance.
--- Utilize Excel VBA to develop financial analysis tools and curriculum based on CFA Level 1, providing decision-makers with financial analyses, financial statements, business activity reports, and forecasts to assess the company's financial health
